Humber Bay Condo Flooring

Humber Bay Shores is a couple dozen high-rise towers packed between the Humber River and Mimico Creek, south of the Gardiner. Almost every home here is a condo suite on a concrete slab, and almost every building has its own flooring rules. That is the work we specialize in: we check your building's requirements first, then supply and install a floor that meets them.

What a floor in a Humber Bay condo involves

Your suite sits on a concrete slab, so the floor either floats over an underlay or is glued down. Nail-down solid hardwood, the default in a house, does not belong here. The choices that suit a tower are SPC vinyl with an attached pad, laminate, and engineered hardwood, and which of those your building accepts depends on its own rules.

Those rules come from the condo corporation, not from us or from the product. They usually cover three things:

  • Underlay and sound. Many buildings set a minimum acoustic standard for the underlay so the suite below does not hear footsteps. Some want the product sheet before they approve anything.
  • Approval. Most boards or property managers want to see what is going in before work starts.
  • Access. Renovation hours, elevator booking and where trades may park or unload.

We confirm all of it before a single box is ordered. That is the core of how we handle condo flooring.

Buildings here span almost fifty years

Humber Bay is not one kind of building. Palace Pier at 2045 Lake Shore Blvd W was finished in 1978 on the site of the old amusement pier, with 433 suites ranging from 920 to 3,595 square feet. Palace Place, the south tower beside it, followed in 1991, and the two are completely separate condominium corporations with separate rules. Further along, Eau du Soleil at 30 Shore Breeze Dr has towers of 66 and 49 storeys holding 1,285 units, and Vita on the Lake at 70 Annie Craig Dr rises 56 storeys.

So two neighbours on the same street can face different jobs: a large older suite with decades-old flooring to lift, or a compact new unit with a builder floor and a strict underlay rule. Suite size, the existing floor and the building's paperwork all change the quote, which is why we ask for your building's name or address first.

What changes the job on install day

  • The elevator. Material and old flooring travel in the service elevator, inside the building's booked window. You book it with management, and we tell you which window to ask for.
  • Furniture. A suite has nowhere to stage a sofa, so moving furniture is planned as its own step in the estimate.
  • The old floor. What comes out, how it is carried down and where it goes is priced by what is actually there.
  • Neighbours. Quiet hours apply to cutting and tapping, so the day is scheduled around them.

A neighbourhood that is still growing

North of Lake Shore, the former Christie cookie factory at Park Lawn is the next wave: Phase 1 plans 2,003 units in towers of 47, 63 and 67 storeys, with a new Park Lawn GO station required to open before residents move in. The full 28 acre site is planned for about 7,500 homes.

Starting a floor in Humber Bay

  1. Tell us your building and rooms in the free online estimate. It takes about two minutes and gives you a price range.
  2. We narrow the catalogue to the floors your building allows, and you can feel the samples at our Etobicoke showroom.
  3. We confirm the rules, prepare the paperwork your board wants, measure, and lock a date.

The full sequence, from first question to final walk-through, is on how it works.
