Flooring in Mimico

Mimico's homes range from grand lakeside estates to bungalows built in the 1920s to 1940s, and its current form emerged in the 1950s and 1960s with low to mid-rise apartment buildings between Lake Shore Blvd W and the lake (about 2,600 units, mostly rental). Grand Harbour (1989 to 1991), just west of Mimico Creek, added waterfront condo towers, and a 2013 City staff report recommended the Mimico-by-the-Lake Secondary Plan, which provides for tall buildings up to 25 storeys.

What changes the job in Mimico

  • Most of Mimico's roughly 2,600 apartment units from the 1950s and 1960s are rental, so floor work in those buildings is typically arranged with the landlord or property manager.
  • Housing runs from 1920s to 1940s bungalows (wood-framed floors) to 1950s and 1960s apartment slabs and condo towers, so the subfloor and the right product change from street to street.
  • The Mimico-by-the-Lake plan anticipates redevelopment of older apartment sites with buildings up to 25 storeys, a source of new-build suites.
